What is the MLS (Multiple Listing Service)?
The Multiple Listing Service (MLS) is a database of real estate for sale, whether it is homes, commercial property, or land that is organized by the National Association of Realtors (NAR). When a Realtor® from a traditional real estate company lists a home for sale, they enter the data for the home into the local area MLS. Here in Central Wisconsin, the local MLS is called the "Central Wisconsin Multiple Listing Service" or CWMLS. The Central Wisconsin MLS contains all of the homes listed for sale by Realtors® in the majority of municipalities in Marathon, Portage, and Wood Counties.
The listings on the MLS are not only available to Realtors®, prospective home buyers are also able to view homes on the MLS through websites such as Realtor.com and many area real estate companies' websites. The MLS is the key tool that Realtors® utilize to get their home listings to other Realtors® and prospective buyers. Realtors® know though that the MLS is far and away the most essential tool and the primary way to get their clients homes sold.
How Does Flat Fee MLS Work?
Flat Fee MLS is a new way for a home seller to market their home just as they would by hiring the services of a Realtor® and real estate company. The seller who uses Flat Fee MLS is responsible for showing the home, negotiating the sales price and terms, and the closing. FSBOWausau.com is able to provide the seller access to this great tool that is the MLS, which in the past wasn't available to them, by charging a flat fee and letting the seller do the selling and handling the specifics of the home sale. FSBOWausau.com provides the seller with the sales tool from the listing side of the home sale transaction. The buying side of the transaction can be handled in two ways. The first way that a buyer can be procured, is that a Realtor® has a buyer and sees your home for sale on the MLS. When they see that your home is perfect for their buyer/client, they will contact you to negotiate the sales price of the home. When you have negotiated a price and go to closing you will pay the buyer's agent a commission, commonly referred to as the co-broke fee. This fee is determined by you the seller, which is typically 2-3% of the sales price (3% is typical).
