About Flat Fee MLS

The Multiple Listing Service (MLS) is a centralized database organized by the National Association of Realtors that contains listings of all of the real estate for sale in the area, whether it is homes, commercial property, or land. The Central Wisconsin MLS contains all of the homes listed for sale by Realtors® in the majority of municipalities in Marathon, Portage, and Wood Counties.

 

The listings on the MLS are not only available to Realtors®, prospective home buyers are also able to view homes on the MLS through websites such as Realtor.com and many area real estate companies' websites. The MLS is the primary tool that Realtors® utilize to market their home listings to other Realtors® and prospective buyers.

 

How Does Flat Fee MLS Work?
       

 

Flat Fee MLS is a new way for a home seller to market their home just as they would by hiring the services of a Realtor® and real estate company. FSBOWausau.com is able to provide the home seller access to the MLS, by charging a flat fee instead of a commission. A seller who uses Flat Fee MLS is responsible for showing the home, negotiating the sale price, and attending the closing. And who better to sell and market a home than the motivated person who has owned it and lived in it? The advantage to the seller is that they are able to pay a substantially discounted price for the ability to market their home just as if they had hired the services of a traditional real estate company. FSBOWausau.com provides the seller with the same powerful tools used by traditional Realtors® to sell homes, but at a franction fo the cost. There are typically two ways a seller will find a buyer for their house. The first way is that a Realtor® who has a client that is looking to buy a home will contact you arrange a time to look at the house and if the buyer is interested they will negotiate a purchase price of the home. In the traditional real estate industry a Realtor® that helps a buyer find a home collects a commission from the home seller. The amount of the commission collected by the Realtor® representing the buyer is determined by you the seller, and is typically 2-3% of the sales price (3% is typical). It is also typical in the real estate industry for the seller to have to pay their Realtor® a commission (3% is typical) for listing the house on the MLS.
